IBIG was commissioned with the design,\u00a0tendering\u00a0and site supervision of the building services systems. As part of the project, the cooling plant in the rooftop plant room was completely\u00a0renewed.<\/span>\u00a0<\/span><\/p>

The new system is\u00a0centered\u00a0around an air-cooled reversible air-to-water heat pump, which provides both cooling and part of the building\u2019s heating demand.\u00a0Operation is\u00a0based on the existing two-pipe change-over system.<\/span>\u00a0<\/span><\/p>

During the design phase, IBIG demonstrated that this solution\u00a0represents\u00a0the\u00a0optimal\u00a0approach from both a technical and economic perspective. The existing heating system was\u00a0retained\u00a0for peak load coverage and as a backup.<\/span>\u00a0<\/span><\/p>

A separate hydraulic circuit was implemented for IT cooling. In cooling mode, the system is supplied by the heat pump, while in winter operation, free cooling is provided via a dry cooler.<\/span>\u00a0<\/span><\/p>

The result is a future-proof, energy-efficient system with high operational reliability and flexibility.<\/span>\u00a0<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

The existing water-cooled chiller from 2002, with a cooling capacity of approximately 200 kW, had failed. The associated pumps and dry cooler were controlled via a control cabinet with obsolete control components that were no longer available.<\/span>\u00a0<\/span><\/p>

Replacement of the system was therefore unavoidable. In addition, space constraints and strict noise protection requirements had to be considered.<\/span>\u00a0<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

The primary\u00a0objective\u00a0was to restore the cooling supply in time to ensure usability of the newly leased office spaces from August 2025 onwards.<\/span>\u00a0<\/span><\/p>

Furthermore, a future-oriented system concept was to be developed that meets current requirements in terms of energy efficiency,\u00a0sustainability\u00a0and compliance with the EU F-Gas Regulation.<\/span>\u00a0<\/span><\/p>

The focus was on integrating a reversible heat pump and renewing key system components \u2013 in\u00a0particular\u00a0the cooling generation, pump systems and building management system (BMS) \u2013 to ensure long-term,\u00a0reliable\u00a0and efficient operation.<\/span>\u00a0<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

As part of the project, the previously indoor-installed chiller was replaced with an outdoor-installed reversible air-to-water heat pump.<\/span>\u00a0<\/span><\/p>

The system was hydraulically integrated into the existing network via a buffer tank and a\u00a0plate heat exchanger\u00a0for hydraulic separation.<\/span>\u00a0<\/span><\/p>

A dedicated cooling circuit was implemented for the IT infrastructure. In addition, a dry cooler with a capacity of approximately 10 kW was installed to provide energy-efficient free cooling for the server rooms during winter operation.<\/span>\u00a0<\/span><\/p>

The hydraulic system was completely redesigned and\u00a0optimized\u00a0in terms of controllability and energy efficiency. All pumps,\u00a0valves\u00a0and sensors were replaced.<\/span>\u00a0<\/span><\/p>

A new building management system (BMS) was implemented, providing modern control and monitoring functionality.<\/span>\u00a0<\/span><\/p>

To interface with tenant systems, transfer stations were installed on the\u00a0served\u00a0floors. These provide system status information (heating, cooling, fault) via visual indicators and potential-free contacts, ensuring reliable integration with tenant-side control systems.<\/span>\u00a0<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t
